Screening Criteria

What We Look For

Gross monthly income must be at least 3x the monthly rent. We consider the full picture of your income sources.

Credit Score 620+

We require a minimum credit score of 620. We review your full credit profile, not just the number.

No Prior Evictions

No prior evictions or broken leases on your record. This is a firm requirement for all applicants.

Clean Background

No felony convictions. We conduct a thorough background check as part of our screening process.

All Adults Must Apply

Everyone aged 18 and older who will be living in the home must submit a separate application and be approved.

Pets Case by Case

Pet policies are considered on a case-by-case basis and vary by property. Check each listing for specific pet policies.

What If I Do Not Meet All Criteria?

We evaluate applications holistically, not just numbers. If you have a unique situation or explanation (job transition, past credit issues, etc.), please note it in your application. We consider context and will work with you to understand your story.
